Wholesalers run into all sorts of situations.  Often the properties are distressed.  Think about bad foundations, holes in roofs, maybe a little fire damage.  Sometimes the house is fine, but the seller is distressed.  They may have tenants that won’t pay rent or they may be involved in a messy family or business situation and just don’t have the time or energy to deal with the property.  Maybe the owner is dead.  What do you do then?

We will start by talking about different types of deeds and how title to real property can be held in Ohio.  Then we will go into some detail about what steps need to be taken if the owner of the property has passed away.  We will talk what happens if the owner died without a will and what property owners can do to make sure their property goes to their heirs quickly and easily.
